Rent is $1,000/month for tile-floored units and $950/month for carpet units. Both are 2 Bed / 2 Bath at 1,037 sq ft. Veterans, senior citizens, and law enforcement may qualify for discounts — see the Discounts question below.
The deposit must be paid in full before move-in:

All leases start with a 6-month term at the signed rent rate. After that, it automatically rolls to month-to-month with no additional fee and no rent change (unless we give proper notice of a rate adjustment). When you're ready to move, a 30-day written notice is required.
Each applicant's gross income must be at least 3× the monthly rent. If two applicants are combining incomes, the combined total must be at least 4× the rent.
Debt-to-Income (DTI) ratio must not exceed 50%. Income must be verifiable — tips and temporary income cannot be factored in.
Applicants with limited or no credit history will require a qualified co-signer.
We accept money orders and cashier's checks from all residents. Established residents (after initial lease period) may also pay by personal check.
Application fees must also be paid by money order or cashier's check — personal checks are not accepted from new applicants.
Yes, pets are welcome! Here's what you need to know:
Restricted breeds: Chow-Chows and Pit Bull-type dogs (American Staffordshire Terrier, Staffordshire Bull Terrier, Bull Terrier, American Pit Bull Terrier, and mixes thereof) are prohibited. A DNA test may be required if breed is uncertain.
All pets are considered on a case-by-case basis at the landlord's discretion.

Yes. South Parker Commons was rebranded in January 2026, but we remain privately and independently owned and managed entirely in-house. There is no outside property management company involved — you always deal directly with the owners and their team.
