Eligibility Requirements

Applicants must be 18 years of age or older and able to verify their identity. We are unable to accept IDs issued outside of the U.S.

The application fee is $50 per person, including co-signers. This must be paid by money order or cashier's check. Personal checks are not accepted from new applicants.

Maximum occupancy is 4 people per unit.

Gross income must be at least 3× the monthly rent (e.g., $3,000/mo gross for a $1,000 unit). If combining incomes, both applicants apply as Head of Household and combined income must be at least 4× rent.

  • Debt-to-Income ratio (DTI) must not exceed 50%
  • Income and employment must be verifiable
  • Self-employed: use Adjusted Gross Income (AGI) from tax return
  • Foreign income must be reported on a U.S. tax return
  • Tips and temporary income cannot be factored in

We review credit and background as part of the application. Items that may adversely affect your application include: late payments, bankruptcy, charged-off accounts, collections, judgments, foreclosure, repossession, tax liens, high credit utilization, and payday/auto-title loans.

Applicants with no credit history or limited positive credit will require a qualified co-signer. Derogatory credit will disqualify.

If your credit file is frozen or has a fraud alert that prevents access, your application will be rejected and a new fee will be required to resubmit.

Any applicant on a sex offender registry or terrorist database is automatically disqualified.

Current/previous residence for the preceding 12 months is required (must be within the 48 contiguous U.S. states). Landlord references cannot be family members or friends.

Applicants must have an excellent rental payment history with no:

  • Unpaid rental debt or lease violations
  • Late payment history or bounced checks
  • Evictions or court actions
  • Property damage or negligence
  • Illegal acts or non-compliance

If you own or recently sold a home, proof of ownership is required. Applicants with no rental or ownership history will require a qualified co-signer.

Maximum of 2 pets. A one-time $200 non-refundable pet fee applies. There is no monthly pet rent and no size/weight limit.

Dogs require: a current photo, rabies vaccination records, and an in-person meet & greet with staff. Prohibited breeds: Chow-Chows and Pit Bull-type dogs (American Staffordshire Terrier, Staffordshire Bull Terrier, Bull Terrier, American Pit Bull Terrier, and mixes). A DNA test may be required to verify breed.

All pets are considered at the landlord's sole discretion.

A damage deposit equal to 1.5× monthly rent is required and must be paid in full before move-in:

  • Tile units: $1,425
  • Carpet units: $1,350

Discounts (veterans, seniors, law enforcement) do not apply to the deposit amount.
